Servicing and inspecting your heating
A well-maintained boiler uses less, lasts longer and is safer. In Flanders, servicing is also mandatory. Here you can read how often, by whom and which certificates you receive.
- Periodic servicing with certificates
- Repairs and breakdowns
- Maintenance contracts for buildings
How often is servicing mandatory in Flanders?
The output is on your boiler’s rating plate. Below 20 kW, servicing for gas and oil is not mandatory, but it is advised. Servicing also includes cleaning and checking the chimney or flue.
Gas
Natural gas, butane and propane. Mandatory for central appliances from 20 kW.
Heating oil
Mandatory for central appliances from 20 kW.
Solid fuel
Wood, pellets, coal.

Who may do it and which certificates do you get?
- Gas: a technician recognised for gaseous fuels. Oil: a technician recognised for liquid fuels. Recognition is personal and per fuel.
- You receive a cleaning certificate and a combustion certificate, with the technician’s name, recognition number and signature.
- Keep at least the last two certificates.
Tenant or owner?
The user of the boiler is responsible for servicing. In a rented home that is the tenant, who gives the owner a copy of the certificates. For a shared installation in an apartment building, the property manager arranges servicing on behalf of the owners’ association.
What about the heating audit?
According to the Flemish government, it was decided on 3 May 2024 that the heating audit for installations older than five years is no longer mandatory from 1 July 2024. Periodic servicing remains mandatory.

Frequently asked questions
I forgot the service. What now?
Schedule it as soon as possible. Servicing may be postponed by up to three months, but the next one is still counted from the original date.
Does a heat pump need inspecting too?
A heat pump burns nothing, so the mandatory service for combustion appliances does not apply. A periodic check-up is still wise for good efficiency.
Is there support for servicing my boiler?
Flanders offers support for servicing a boiler to certain groups through Mijn VerbouwBegeleiding. Check vlaanderen.be to see whether you qualify.
